Category 1 winner – Tony Koia, Koia Architects Ltd, Queenstown.

The Starter Home Design competition, organised by the Department of Building and Housing, encouraged architects, designers and others to come up with innovative and affordable solutions using limited resources – under $168,000 build cost.

There were two categories from which the supreme winner was chosen: category 1 for designs adhering to the Department’s proposed design document for simple housing, and category 2 that allowed for innovative application of these parameters.

The judging panel was led by Gordon Moller and included the head of the Victoria University School of Architecture, Professor Gordon Holden, and representatives from Master Builders, Certified Builders, Community Housing Aotearoa, BRANZ and Housing New Zealand Corporation.

Some 140 entries were received. Tony Koia of Koia Architects Ltd from Queenstown was the winner in category 1, and Stephen Smith from S3 Architects Ltd in Auckland won both category 2 and the supreme award. Runners up included Wellington architect John Wright and James Raimon from Auckland.

Gordon Moller says the overall winning design has a striking contemporary appearance, which means it will fit well into many neighbourhoods. Its well resolved plan can grow to meet the changing needs of the owners. It combines practical planning concepts and socially and culturally sensitive design solutions, all arranged around a central outdoor courtyard.

This design explores ways in which existing, low-cost, familiar construction methods and materials can be reconfigured to produce a better spatial and environmental experience without increasing costs. Low maintenance materials are combined with well-considered elevations, and the design will work well as an individual house or as a cluster of similar designs. The home will be built in Mangere by the Housing New Zealand Corporation and showcased to the public.

This strong design shows how a simple and affordable house can be a stylish and attractive home. A conventional plan has been refined to give excellent living and bedroom spaces, together with a large north facing verandah. The plan is deliberately simple and familiar and suitable for either first-home buyers or retirees. Additions can be added if required with minimum disruption, and the layout allows for flexibility of use.
