Too damp to live in
IT REALLY DOESN’T SEEM TOO LOFTY an ambition to want New Zealand homes to be warm and dry – to be healthy. However, in this Build, we present some shocking examples of new builds that are failing at this most basic level. Just look at the condensation in the cover photo from inside a 1-year old home (see page 55 for more).
For 6 years, BRANZ’s WAVE (Weathertightness, Air quality and Ventilation Engineering) programme has been improving our understanding of how buildings manage contaminants, including moisture. By modelling the science and testing the results in the  eld, our scientists have been able to assist in developing tools such as WUFI (see page 52). This helps designers and builders to analyse heat and moisture movement within buildings and assess the impact of features they may want to use.
This extensive programme is now moving to another stage. We’re delighted to showcase some of the key internal moisture and ventilation  ndings in both this Build (see pages 46–62) and the February issue.
WAVE has highlighted a trend to more airtight buildings and found associated problems with internal moisture build-up. Often, newer houses have insu cient ventilation occurring even though they meet Building Code clause G4 Ventilation. This is aggravated by the developing trend of occupants not opening windows and extractor fans or clothes dryer ducts that are too small or poorly installed. With changes in building practice and use, it seems timely to review G4.
New Zealanders deserve to have homes that manage moisture e ectively and provide safe indoor environments. I hope this Build increases your understanding of how buildings manage moisture and helps you  nd practical solutions to related internal moisture problems in New Zealand homes.
